The number you were about to object to

You're dividing by the wrong number.

At €7,250 per interior metre, this reads as above the El Gòtic average — which sits somewhere between €4,900 and €6,200 depending on whose index you use. That is the calculation every buyer runs in the first thirty seconds, so let's deal with it rather than hope you don't.

Run it the way a Catalan valuer does — interior plus the terrace at the standard 50% — and the same price is €5,160 a metre across 140.5 computable metres, which lands inside the quarter's range rather than above it. Run it the way you'll actually live in it and the number falls further.

You're dividing by 100. But this home is 181 usable square metres, because 81 of them are a private rooftop terrace on the top floor of a five-home building — in a medieval quarter where the streets are four metres wide, the rooflines are heritage-protected, and no one will ever obtain permission to build another one. Not expensively. Not slowly. At all.

You are not paying a premium for square metres. You are paying the market rate for a category of space that has permanently stopped being produced.

"It's above the neighbourhood average."

Per interior metre, yes. Per usable metre — including 81 m² of private rooftop — it is €4,006, which is below it. The terrace is not a nice-to-have here. It's the part that cannot be reproduced.

"Escudellers is a nightlife street."

At street level, it is, and we're not going to pretend otherwise. You are on the fifth floor, top of the building, dual aspect north-west and south-east with cross ventilation, in a building of five homes with a keyed lift that opens into the apartment. You will have four neighbours. Come and view it at nine on a Friday — we'd rather you decide then than later.

"Old town flats cost a fortune to run."
